Core Service
NFPA 80 Annual Fire Door Inspection & Compliance Documentation
Annual fire door inspections are not optional maintenance tasks — they are enforceable life safety requirements under NFPA 80, adopted as the standard across California and Nevada. Every commercial building with fire-rated door assemblies must have each assembly inspected and tested at least once every 12 months, with written documentation maintained for review by the Authority Having Jurisdiction (AHJ).
Fire Door Services performs NFPA 80 inspections as dedicated, specialist work — not as an add-on to general door service. Every component of every assembly is documented individually. Deficiencies are identified with the applicable code reference and corrective actions are outlined clearly. The report you receive is formatted to present directly to your AHJ, insurance carrier, lender, or accreditation body without additional preparation.
What Every NFPA 80 Inspection Covers
- Door leaf condition — surface integrity, label verification, clearances and gaps
- Frame and anchorage — condition, alignment, and secure attachment
- Hardware — hinges, closers, latches, coordinators, and hold-open devices
- Glazing — fire-rated glass integrity and frame condition
- Gasketing and seals — smoke, intumescent, and brush seal condition
- Self-closing and positive latching — functional testing of every assembly
- Required fire door signage — present and legible
- Written documentation — assembly-level report with deficiency codes and corrective actions

Common Questions
What Property Managers Ask Us
How often are fire door inspections required under NFPA 80?
Under NFPA 80, all fire door assemblies must be inspected and tested at least once every 12 months. Written documentation must be maintained and available for review by the Authority Having Jurisdiction. The annual inspection requirement applies from the first year of occupancy regardless of building age — there is no grace period for newer buildings.
What exactly does a fire door inspection cover?
A compliant NFPA 80 inspection covers every component of every fire door assembly — door leaf, frame, hinges, closer, latch, glazing, seals, gasketing, and related hardware. Each assembly is documented individually. Deficiencies are identified with the applicable NFPA 80 code section and the required corrective action is outlined in writing. A general building inspection noting "doors look okay" does not satisfy this requirement.
Do you handle repairs, or just the inspection and report?
Both. Fire Door Services handles the full scope — inspection, written documentation, and repairs. Standard deficiencies found during an inspection are addressed in the same visit whenever possible. More involved repairs are scoped and scheduled as a follow-up. There is no need to coordinate a separate contractor for remediation.
We have never had a formal fire door inspection — where do we start?
Our team performs a baseline inspection of all fire door assemblies, documents current condition against NFPA 80 requirements, identifies deficiencies with the applicable code reference, and outlines the corrective actions required. Once deficiencies are addressed you have a clean compliance record. Annual inspections maintain it going forward. Contact us to schedule and we will walk you through what to expect for your specific property.
Do you serve both California and Nevada?
Yes — Fire Door Services serves Northern California and Northern Nevada. Our service territory covers the Sacramento Valley, Bay Area, Silicon Valley, Peninsula, East Bay, North Bay, and Central Valley in California, and the Reno-Sparks metro including Verdi in Nevada. Nevada adopts the same NFPA 80 inspection standards as California.
